This is a studio unit, facing the street (Balboa Blvd) with peek a boo views through the homes of the bay. The building is located right on the Sand, street bay side facing unit, this unit is not on the sand. When you walk out the back door of the building and you will see miles of beach and sand, the world famous wedge, and the Balboa Pier. Boogie board, surf, bike, stroll the pier and board walk, play at the ocean front park, grab a coffee, or a bite to eat one of the excellent restaurants.
Coin operated community laundry is on the first level next to the stair well.
The city of Newport Beach charges 10% TOT it will be included in the total charges when you reserve.

This unit does not come with reserved parking. There is free street parking and a number of city lots nearby, with that said, during the summer, on holidays, and busier times of the year it can be difficult finding parking.
If you are temperature sensitive, this may not be the right unit for you in the summer.
If you are noise sensitive this may not be the right unit for you, there are 10 units in the building and the peninsula tends to have a younger crowd.
