    If you are looking for a world class location with some of the best beaches in the country, walking distance to shops, restaurants, and everything that Laguna Beach has to offer with beach access right out the buildings back door, this place can't be beat. 

    While the building this unit it is in is located in is right on the Sand, this is an interior unit. When you walk out out the back door of the building and you will see miles of beach and sand, the world famous wedge, and the Balboa Pier. Boogie board, surf, bike, stroll the pier and board walk, play at the ocean front park, grab a coffee, or a bite to eat one of the excellent restaurants. 6 other ocean units available in this building, 4 are beach front, perfect for a multi-family vacation or a romantic getaway. This is an efficiency unit, appropriate for 2 adults and up to 2 children max. 

    Does not face the beach, parking can be difficult, older building with relatively thin walls that can be noisy. This is a efficiency unit, it is about 220 square feet (small), consisting of two spaces the bedroom and bathroom are in a space of about 10x10 and the family room and kitchen are combined and about 10x12. 

    The bed can only be accessed from one side because the bedroom is small. 

    If you want to be in a great location this is the unit for you. If the interior space is very important it is not large it and it's not the right space for you. 

    The dining table fits 2, with 2 chairs.

    Ocean front building, the unit itself is not ocean front. 

    This unit does not come with reserved parking. There is free street parking and a number of city lots nearby, with that said, during the summer, on holidays, and busier times of the year it can be difficult finding parking. 

    This unit does not have AC, most ocean close units in Newport Beach do not.

    The bedroom is under-sized as shown in the photos and only large enough for sleeping and to store your clothing, with access from only one side of the bed. 

    Pets are subject to owner approval, please provide breed, age, weight and note that pet fees apply. No guarantee of approval, if you have a pet allergy this unit may occasionally have pets and it may or may not be appropriate for you. We clean thoroughly between guests. If you are pet sensitive please use your discretion. No Cats Allowed!

    In addition to the stated cancellation policy, any credit/debit card processing fees will be deducted from the cancellation refund if a credit/debit card is used, generally around 3%.

    Absolutely no smoking. Smoking fines start at $500

    If you smoke fine is $500, if smoking bothers other guests you will be responsible for any compensation to other guests.
     

    Cancellation policy and procedures

     

    Our cancellation policy is a 100% refund for cancellations at least 60 days in advance. Guest is charged 50% 59 days prior to arrival. 50% refund for cancellations at least 30 days in advance. Guest is charged the remaining 50% balance 29 days prior to arrival.  Cleaning fee refund only for cancellations within 30 days.

     

    Our goal is to keep our prices as competitive as possible, in order to keep them competitive it's important that we avoid the losses that come from cancellations.

     

    Owners of these properties depend on the income and last-minute cancellations result in lost revenue through vacancy and lower prices.

     

    For those that don't like the risk that comes with cancellation policies, we strongly recommend you look into travel insurance.

    If you didn't purchase the travel insurance offered, you will likely not get any refund.

     

    To ask for an exception to our policy you must first cancel your reservation by sending us an email, or a text message. Exceptions are up to individual owners and are very rare. Your best chance is to ask for a credit to be used for a booking for the same property.

     

    The credit can to be used within the window you cancelled. Ie. If you cancel 3 days before your stay and the owners payout is $4500, you didn't purchase travel insurance you may ask for a credit to be used to reserve the same property no more than 3 days before the drag you want to use the credit for.

     

    Example request.

     

    "I had to cancel because my kids are sick. I didn't purchase the recommended travel insurance. My stay is 3 days away. I'm requesting a credit for the owner payout amount to be used to reserve the same property 3 days before our stay. I.e, we want to stay August 23rd so I will make a request on August 20th  if the unit is still available. 

     

    Thanks."

     

    We will share this with the owner and encourage them to allow us to agree. 

     

    No exceptions will be made if the process is not followed.
