  • Balboa Unit 7. Newport Beach Dreamin', Bay facing ocean front

    Direct beach access from common area hallway, not from the unit itself. This unit faces the bay side and is relatively small. This is over someone that wants to spend time in a great location on the beach but not ideal for someone looking to spend a lot of time inside, the best part of this unit is the location.The building is located in is right on the Sand,  Unit is located bay side with a bit of an obstructed bay view between homes. Step out your back door and you will see miles of beach and sand, the world famous wedge, and the Balboa Pier. Boogie board, surf, bike, stroll the pier and board walk, play at the ocean front park, grab a coffee, or a bite to eat one of the excellent restaurants.

    The bedroom features a queen bed and 2nd bedroom is small and has to be passed through to access the main bedroom, it only has  an air mattress at this time. The family room has a couch with a single trundle bed. 

    This is an efficiency unit, Ok for 2 adults and up to 4 kids max. It will be small for more than a few adults. 

     Although the maximum number of guests is 6, this unit is really more appropriate for 2 adults and 2 children, max 2 adults and 4 children. 

    2 adults can share a bed, 2 adults can share an air mattress and one adult could sleep on the couch and one could sleep on the trundle bed, however, there is only 1 bathroom, it will be very crowded with 6 adults. 

    There is no reserved parking at this unit, the reserved parking is for units 4,9, and 10, free street parking that can be relatively hard to get a spot and there are paid city lots that cost around $29/day. 

    Ocean front building, the unit itself is not ocean front.

    Minimum age for responsible renter is 25

    This unit is about 250 square feet

    This unit does not have AC, most ocean close units in Newport Beach do not.

    4 oceanfront units available in this building, 2 other non-oceanfront. The city of Newport Beach charges 10% TOT it will be included in the total charges when you reserve.

    Pets are subject to owner approval, please provide breed, age, weight and note that pet fees apply. No guarantee of approval, if you have a pet allergy this unit may occasionally have pets and it may or may not be appropriate for you. We clean thoroughly between guests. If you are pet sensitive please use your discretion.

    Absolutely no smoking. Smoking fines start at $500

    If you smoke fine is $500, if smoking bothers other guests you will be responsible for any compensation to other guests.
     

    Cancellation policy and procedures

     

    Our cancellation policy is a 100% refund for cancellations at least 60 days in advance. Guest is charged 50% 59 days prior to arrival. 50% refund for cancellations at least 30 days in advance. Guest is charged the remaining 50% balance 29 days prior to arrival.  Cleaning fee refund only for cancellations within 30 days.

     

    Our goal is to keep our prices as competitive as possible, in order to keep them competitive it's important that we avoid the losses that come from cancellations.

     

    Owners of these properties depend on the income and last-minute cancellations result in lost revenue through vacancy and lower prices.

     

    For those that don't like the risk that comes with cancellation policies, we strongly recommend you look into travel insurance.

    If you didn't purchase the travel insurance offered, you will likely not get any refund.

     

    To ask for an exception to our policy you must first cancel your reservation by sending us an email, or a text message. Exceptions are up to individual owners and are very rare. Your best chance is to ask for a credit to be used for a booking for the same property.

     

    The credit can to be used within the window you cancelled. Ie. If you cancel 3 days before your stay and the owners payout is $4500, you didn't purchase travel insurance you may ask for a credit to be used to reserve the same property no more than 3 days before the drag you want to use the credit for.

     

    Example request.

     

    "I had to cancel because my kids are sick. I didn't purchase the recommended travel insurance. My stay is 3 days away. I'm requesting a credit for the owner payout amount to be used to reserve the same property 3 days before our stay. I.e, we want to stay August 23rd so I will make a request on August 20th  if the unit is still available. 

     

    Thanks."

     

    We will share this with the owner and encourage them to allow us to agree. 

     

    No exceptions will be made if the process is not followed.
