    Experience this custom modern oasis designed by renowned architect Lance O'Donnell. Completed in April of 2022 this is a rare opportunity to explore Palm Springs Modern Luxury Living. Located minutes to downtown Palm Springs and the Tram, this modern luxury home was designed to offer exceptional privacy. The corner lot boasts over 1/3 of an acre. Featuring 5 bedrooms, the 4 primary bedrooms all boast king sized beds with private en suite bathrooms. The 5th bedroom also serves as the living room for the casita and features a queen size pull out couch. Upon approach, the home appears private and substantial, with two large handcrafted doors creating a gated the entry and completely private outdoor space that seamlessly blends the indoors and outdoor areas of the primary home and casita. Open the doors to reveal a large courtyard featuring a unique custom pool with fountains, tanning shelf and spa, outdoor BBQ area, firepit area and multiple areas to lounge and enjoy the mountain views, and an outdoor shower. The home features a unique design blending indoor and outdoor living together seamlessly providing spectacular ambiance by tying the main house and casita together with a central court yard featuring the pool, hot tub, BBQ area, firepit, and outdoor dining. The outdoor lighting, central living area, open floor plan, sweeping mountain views create a magical feel from sunset well into the evening.  The main house features two primary suites with large walk-in closets and expansive well appointed baths plus an incredible great room., dramatic fireplace, and large living, dining and kitchen areas. The kitchen has separate pantry and laundry room, as well as a built in wine fridge. Skylights abound, filling the space with light. The casita features three additional bedrooms (one being used as a second living room with kitchenette and second laundry). The vibe and design style is organic modern, with natural materials and poured concrete floors. 

    Minimum age primary renter is 25. This is not a party home. It is not an appropriate place to hold party's or to rent with the intent of having a large group of people come to visit.

    The pool heat is on-demand, meaning we do not heat it when it's not in use or when no guests are staying. It heats up about 3 degrees per hour and it can get down into the 60's during the winter so if you want it heated upon your arrival please keep that in mind and notify us. October Through the end of May the charge is $100/day if pool heating is paid upfront for every day of the stay or $125/day if not. Spa only heating is $40/day if prepaid for the entire stay and $70/day if not. Most resorts heat pools into the low 80's we allow guests that pay for pool heat to heat pool to 83 degrees and spas as high as they like. Please keep in mind, mid-winter, larger pools will have a hard time even reaching mid-80's, pool temperature is not guaranteed, however, generally low to mid 80's is common, even mid-winter.

    For Rentals of 14 nights or more, $500 prorated gas and electricity utility allowance. If you want to heat the pool/spa, you must mail a $2,000 check at least 2 weeks prior to your stay or wire $2,000 prior to using the pool or spa.

    During the colder months, the pool and spa cannot be efficiently heated at the same time. It’s best to heat the pool to the desired temp, then start heating the spa about 45 minutes prior to use. If you elect to pay for pool heat, you can message us 24 hours prior to arrival to start heating the pool. We recommend that you download the app and control the temperature yourself upon arrival.

    Please note if your stay is 28 nights or more, you will receive a $500 utility credit for gas and electricity, and you will be responsible for gas and electricity bills over $500. Payment is due within 2 weeks of departure.

    The property was built in 2022. It’s a new home and a new rental, though we have had a couple of 5-star reviews on another platform.

      The casita consists of a family room with a pullout couch, a small kitchenette, and 2 bedrooms.

         The main house has a large great room, kitchen, dining area, family room, and 2 bedrooms with on suite bathrooms. 

        The property is essentially 2 homes, one main larger home and one smaller home with a gated court yard featuring a pool and spa, grill area, outdoor dining area; outdoor seating and lounge chairs in the center between the main home and the smaller casita. 

        The casita has 3  separate spaces, each have their own entrance via slider doors.

        The center of the casita is technically a bedroom.

         Many guests use the casita as 3 separate bedrooms. 2 bedroom in the main house, 2 bedrooms in the casita with the option 5th bedroom (center of the casita that can double as a family room)

    Please do not create excessive noise or disturbances or engage in disorderly conduct.
    We ask you to please observe the following City of Palm Springs Rules and Regulations for Vacation Rentals.

    NO outside amplified music is allowed; that includes music from a small cell phone or small portable speaker. No outside music at all.

     Amplified MUSIC is not allowed outside of your Vacation Rental unit. Music may not be heard at the property lines at any time of the day (that includes music coming from inside of the home). Please, don’t bring the speakers outside If your neighbors can hear music, you are in violation of the City Ordinance.

     POOL TIME is one of the most popular activities to enjoy in Palm Springs. Please keep voices and pool activities to a reasonable level. Continued and ongoing screaming for an extended period of time is one way to disturb the neighbors. Please be thoughtful.

     NIGHT TIME hours are between 10 pm and 10 am. Please consider moving indoors after 10 pm. If you choose to be outside, please be considerate of the neighbors and use indoor voices. Please remember our neighborhoods are quiet, surrounded by mountains and voices can easily carry.

     A CALL from the neighbors to the City will bring the Vacation Rental Compliance Officers to your door. Our officers may issue you a citation if you exceed the allowed noise levels or if another violation is observed. So please, keep the noise down and be considerate of the neighbors. You may be on vacation, but other occupants in homes around your vacation home may not be.

    HOW MANY GUESTS IN A HOME?
    Please abide by the OCCUPANCY limits.

    Day Time occupancy is between 10 am and 10 pm.

    If you have gotten permission to bring a dog and paid a pet fee Palm Springs requires that all dogs be on a LEASH whenever they are outside, except in the City’s Dog Park. Also, we expect everyone to pick up after their pets. NEVER leave your pet unattended in a vehicle; it is illegal all year long. And just like at home, a barking or whining dog disturbs the neighbors.

    You must notify us of any visitors, if you have more people than are on the reservation at the home and security is called you will be asked to leave immediately with no refund.

    While this will not apply to 99% of you, If the city is called comes a citation and fine will be issued and you will be responsible to pay. If the city comes a second time you have to leave the home.

    Our number one goal is that you have a great time! Have a great time AND avoid fines. Fines will be taken from your deposit.

    We work with the top 3 pool cleaners in the desert, despite that, the desert can have high winds that can turn a perfectly clean pool into a dirty pool in 10 minutes or less. Please report and we will send a pool cleaner as soon as possible. We also try to keep pool skimmers on site at all of our homes. There is the possibility of boatman bugs in the desert, they are completely harmless but can fall from the sky, generally there's a chance for them in August and September, while they can be killed and removed when they are falling from the sky, they will return minutes after treating. There can be sand storms in the desert. While we can promise a pool cleaner will clean the pool 2-3 times per week, we cannot control acts of god, nor are they grounds for cancellation. During the summer starting late June going until early October the average pool temperature can be 90 degrees+ and can even reach up to 100. Most homes do not have pool chillers. It may not be comfortable to swim, particularly during the day during these months, this is not grounds for cancellation.


    Pets are subject to owner approval and may or may not be approved. If they are approved a pet fee applies. Please inquire with breed, age, and weight of your pet prior to booking. No Cats Allowed.

    Absolutely no smoking. Smoking fines start at $500


    If you smoke fine is $500, if smoking bothers other guests you will be responsible for any compensation to other guests.

    The desert has extreme temperatures, including sustained daytime temperatures of over 100 degrees. With such high temperatures, ACs can struggle to cool homes by more than 25 degrees. Boatman bugs are common in pools with biologically safe water. If food is left out, ants will come, and if doors are left open, flies will come.
    These are a part of life in the desert and not grounds for a refund.
    We use the top pest control, pool cleaners, and home cleaners in the area. Please contact us if you have an issue, and we will do our best to assist.
    When it's windy, a perfectly clean pool will not remain perfectly clean for long



    Cancellation policy and procedures

     

    Our cancellation policy is a 100% refund for cancelations at least 90 days in advance. 50% refund for cancellations at least 60 days in advance. If the guest cancels less than 60 days in advance, the nights not spent are not refunded. If the guest arrives and decides to leave early, the nights not spent are not refunded. Cleaning fee refund only for cancellations within 60 days to arrival.
     

    Our goal is to keep our prices as competitive as possible, in order to keep them competitive it's important that we avoid the losses that come from cancellations.

     

    Owners of these properties depend on the income and last-minute cancellations result in lost revenue through vacancy and lower prices.

     

    For those that don't like the risk that comes with cancellation policies, we strongly recommend you look into travel insurance.

    If you didn't purchase the travel insurance offered, you will likely not get any refund.

     

    To ask for an exception to our policy you must first cancel your reservation by sending us an email, or a text message. Exceptions are up to individual owners and are very rare. Your best chance is to ask for a credit to be used for a booking for the same property.

     

    The credit can to be used within the window you cancelled. Ie. If you cancel 3 days before your stay and the owners payout is $4500, you didn't purchase travel insurance you may ask for a credit to be used to reserve the same property no more than 3 days before the drag you want to use the credit for.

     

    Example request.

     

    "I had to cancel because my kids are sick. I didn't purchase the recommended travel insurance. My stay is 3 days away. I'm requesting a credit for the owner payout amount to be used to reserve the same property 3 days before our stay. I.e, we want to stay August 23rd so I will make a request on August 20th  if the unit is still available. 

     

    Thanks."

     

    We will share this with the owner and encourage them to allow us to agree. 

     

    No exceptions will be made if the process is not followed.
