Relax, golf, hike, you name it, this home is in the center of it all. Spacious four-bedroom, two-bath home sleeps 8 with one king and three queen beds. This highly upgraded home provides two living areas and a large, well-equipped game room. The game room was created by a lifelong gamer with high-quality games and equipment to entertain all ages. Fully fenced yard, large pool, spa, fire pit, real grass, and plenty of space to enjoy all that the desert has to offer.

The game room was created by a lifelong gamer with high-quality games and equipment to entertain all ages. This outdoor paradise sports a pool and spa (optionally heated), ample outdoor seating, and a gas grill. The automated outdoor lights create an ambiance at dusk. The three-car driveway provides ample off-street parking, and parking on-street is permitted adjacent to this corner lot.. The Royal Oasis is centrally located adjacent to La Quinta shopping and dining, near all Coachella Valley attractions. The fully enclosed yard with a patch of real grass makes it a true oasis.
Streaming services are available on the 55" TV in the living room at the 65” TV in the game room; Netflix, Disney+, Hulu, Peacock, Paramount+, Gaia, Wondrium, Pluto TV, Tubi, Crackle, Haystack News, Samsung TV Plus, and Stirr. Guests will not be able to select pay-per-view services during their stay.
A Wii Switch video game console on a 65” TV provides notable titles such as Mario Kart, Wii Sports, Fortnight, and Minecraft. Table games include air hockey, table shuffleboard, foosball, skee ball, and a multi-purpose game table. Board games include the familiar family favorites, Life, Chutes & Ladders, Candyland, and Trouble, plus numerous 300-piece puzzles, playing cards, Uno, and dice games. Unattended children are not permitted in the game room. Guests will be responsible for damages. This game room is sure to entertain guests for hours.
The sparkling pool and spa are available 24 hours a day, but guests must follow the quiet-hour rules from 10:00 PM to 8:00 AM. The pool and spa can be heated for guest comfort for an additional fee to cover the cost of gas and electricity from October through May.
Spa-only heating is $40/day if prepaid for the entire stay and $70/day if requested after arrival. The spa can be heated to 100 degrees.
Pool heating is $100/day if prepaid or $140/day if not. The pool can be heated to 85 degrees.
During the colder months, the pool and spa cannot be efficiently heated at the same time. It’s best to heat the pool to the desired temp, then start heating the spa about 45 minutes prior to use. If you elect to pay for pool heat, you can message us 24 hours prior to arrival to start heating the pool. We recommend that you download the app and control the temperature yourself upon arrival.
Please note if your stay is 28 nights or more, you will receive a $500 utility credit for gas and electricity, and you will be responsible for gas and electricity bills over $500. Payment is due within 2 weeks of departure.
All guests and visitors must follow house rules during their stay.
The minimum age for a responsible renter is 25.
Three vehicles park off-street in the large driveway. Three more vehicles can park on the street adjacent to this corner lot property.
No outside noise above normal conversation after 10 pm. Guests can enjoy the pool and fire pit after 10 pm if the noise is kept to reasonable levels. The house has noise sensors inside and out to ensure compliance.
No amplified outside music at any time.
No inside music that can be heard outside at any time.
Unattended children are not permitted in the game room. Guests will be responsible for damages.
The front door is on a coded lock. Guests are not to share codes with others.
The side gate should remain closed and locked for security.
Guests are to take out their trash to the receptacles in the side yard. The trash service picks up the bins on Fridays from the side of the house, so guests don't need to take them to the street.
The desert is dusty. The exterior surfaces and chairs are cleaned between guests, but the winds are relentless at certain times of the year. The exterior spaces are equipped with mechanical blowers and water hoses for guest use to help keep the spaces clean. Guests may not use blowers during quiet hours. Towels are also provided to cover seats.
Although this home is pet-friendly, additional pet fees and cleaning fees may apply, and pets are approved case-by-case. Kindly inform us if you will be bringing a pet, as well as any information that'll be of help, and we will let you know of the additional fees if applicable.
Short-term rental permit regulations only permit 8 guests in the four bedrooms (exceptions are made for toddlers). You must notify us of any visitors, and no visitors are not allowed to stay overnight. If security is called and there are more guests than allowed, guests will be asked to leave immediately with no refund.

Pets are subject to owner approval and may or may not be approved. If they are approved a pet fee applies. Please inquire with breed, age, and weight of your pet prior to booking. No Cats Allowed.
Absolutely no smoking. Smoking fines start at $500
If you smoke fine is $500, if smoking bothers other guests you will be responsible for any compensation to other guests.
The desert has extreme temperatures, including sustained daytime temperatures of over 100 degrees. With such high temperatures, ACs can struggle to cool homes by more than 25 degrees. Boatman bugs are common in pools with biologically safe water. If food is left out, ants will come, and if doors are left open, flies will come.
These are a part of life in the desert and not grounds for a refund.
We use the top pest control, pool cleaners, and home cleaners in the area. Please contact us if you have an issue, and we will do our best to assist.
When it's windy, a perfectly clean pool will not remain perfectly clean for long
Cancellation policy and procedures
Our cancellation policy is a 100% refund for cancellations at least 60 days in advance. Guest is charged 50% 59 days prior to arrival. 50% refund for cancellations at least 30 days in advance. Guest is charged the remaining 50% balance 29 days prior to arrival. Cleaning fee refund only for cancellations within 30 days.
Our goal is to keep our prices as competitive as possible, in order to keep them competitive it's important that we avoid the losses that come from cancellations.
Owners of these properties depend on the income and last-minute cancellations result in lost revenue through vacancy and lower prices.
For those that don't like the risk that comes with cancellation policies, we strongly recommend you look into travel insurance.

If you didn't purchase the travel insurance offered, you will likely not get any refund.
To ask for an exception to our policy you must first cancel your reservation by sending us an email, or a text message. Exceptions are up to individual owners and are very rare. Your best chance is to ask for a credit to be used for a booking for the same property.
The credit can to be used within the window you cancelled. Ie. If you cancel 3 days before your stay and the owners payout is $4500, you didn't purchase travel insurance you may ask for a credit to be used to reserve the same property no more than 3 days before the drag you want to use the credit for.
"I had to cancel because my kids are sick. I didn't purchase the recommended travel insurance. My stay is 3 days away. I'm requesting a credit for the owner payout amount to be used to reserve the same property 3 days before our stay. I.e, we want to stay August 23rd so I will make a request on August 20th if the unit is still available.
We will share this with the owner and encourage them to allow us to agree.
No exceptions will be made if the process is not followed.
